Mission

Amvest is a fund manager and developer of homes and residential areas. Our focus is primarily on homes and residential areas in the economically strong regions of The Netherlands. We have our financial strength, pursuit of sustainability and our long-term involvement to thank for our leading position. Amvest develops housing concepts that offer integral solutions to the complex problems encountered in and around cities. In doing this we are open to the residents’ wishes since it’s only then that we can realise attractive residential areas. Collaboration is Amvest’s great strength. We know how to connect parties, we are used to sharing knowledge and we offer room for innovation.

Fund manager and developer

Amvest applies itself to managing property investment funds and the development of homes and residential areas in municipal areas. This is where we prove our added value. We combine financial staying power with the vision and know-how that enables us to take on the directing role in complex projects.

Homes

Being active throughout the property value chain gives Amvest more adhesion on the value of housing and of the urban environment. We transform residential areas into attractive environments with high quality housing. This approach has proven its value over the last ten years.

Long-term

Amvest is used to looking ahead. Investing substantial institutional assets requires a long-term vision but we also want long-term involvement if we develop an area. That is part of our business model and offers the prospect of higher returns.

Open

An open, client-oriented approach is required in order to be able to guarantee the sustainable quality of our homes. Research helps with this and Amvest regularly measures customer satisfaction.

People

We think mainly of people and their wishes if we are developing a residential area. We take into account the different groups of residents including singles, senior citizens, those in the last stage of life and couples both with and without children. This forms the core of our success.

Attractive residential areas

Amvest increases the value of residential areas by investing in sustainability. At Amvest this also means that we develop areas with a varied socio-economic make-up and well thought out spatial layout.

Strength

Amvest is a team player. We work well with co-developers, housing corporations, care organisations and advisors. We know how to connect everyone involved in a process and how to ensure that everyone wins.

Space

These days investment and development are concerned with a lot more than just square metres. They require a total vision and thinking outside the box. They demand innovation and new lines of approach when thinking about living.

Acquisition

Due to purchasing properties and land we have strategic positions on a large number of sites. This gives us the chance to develop areas and projects as soon as we see a good possibility for this.

Development

When developing areas we fill spatial positions with specific plans. We begin with plans for the whole area and then develop these plans into sub plans and plans at project level. After this we take care of realizing the projects.

Sales and lease of new-builds

A number of the new-builds that we develop are offered to our investment funds (ROFR) for leasing purposes and we sell the remainder to individual purchasers, investors and housing corporations.

Management

The needs of our tenants form the starting point of our housing portfolio asset management. We carry out careful research in order to take these needs into account and, if necessary, we alter our housing stock and provision of services to suit them.

Purchasing of existing housing

When purchasing existing projects and homes we focus on the mid-priced rental segment of the housing market.

Sales of existing property

Every year we assess Amvest’s entire housing stock. We sell the homes that no longer comply with market demands, or that do not fulfil our investment criteria.

Amvest is a leading developer and investor in the Dutch housing market.Our specialist knowledge of the Dutch housing market is the strength of our company. This pillar is also behind the decision of Amvest’s launching investors – AEGON en PfZW – to maintain a substantial invest in Amvest Vastgoed BV as well as in the investment funds managed by Amvest. We are a lean and mean organisation, combining property development and investment management and we are active throughout the value chain. The launching investors now also offer new investors the opportunity to co-invest in the Amvest Residential Core Fund.

About Amvest

ARCAM will make an inventory of all projects that are submitted within the Amsterdam municipality boundaries in 2010. The 25 projects that achieve the highest architectural level will be selected for the prize. These projects will be described and illustrated in full colour in the Amsterdam Architecture 2010-2011 (ARCAM POCKET 24) book.

The announcement of the winning architect, commissioning body and the presentation of the book will be made mid April. The prize will be presented by Wiel Arets from Wiel Arets Architects, which was the winning architectural firm from the previous competition with their design for the Vier Torens accommodation complex in Osdorp.
